MD Insurance Services Limited (MDIS) is a Managing General Agent ('MGA') specialising in UK structural warranties, and is backed by a panel of 'A' rated insurers. MD Warranty Inspection Services Limited (MDWIS) and MD Warranty Support Services Limited (MDWSS) are wholly owned subsidiaries of MDIS, which provide building surveying and building control inspection services respectively.
HSB acquired MDIS and its surveying subsidiaries in 2022, which operate under the well-established Premier Guarantee and LABC Warranty brands; creating a strong risk management-led specialist group of companies.
Since 1997, MDIS has offered a range of warranty schemes for newly-built and newly-converted properties; supporting the construction needs of developers, house builders, and contractors across the UK.
Structural warranty
Building Control
Structural warranty, also known as latent defects insurance, is an insurance policy that protects against defects in construction or workmanship of properties for a period of between 10 to 12 years. This policy is supported by a regime of inspections at key stages of construction from foundations through to finishing.
Structural warranty reduces the risk of unforeseen issues affecting new build properties. This cover is widely required by lenders to secure mortgage funding.
Building Control inspections assess buildings for compliance with Building Regulations.
Building Regulations are a series of Approved Documents issued by the governments of England and Wales, and the devolved powers in Scotland and Northern Ireland, describing the standards to which a building must be constructed.
A building in the United Kingdom is not considered fit for use, and cannot legally be operated until it has achieved Building Control approval.
Premier Guarantee provides structural warranty insurance and Building Control inspections to newly-built and newly-converted properties across the UK.
Their Risk Management Surveyors, who inspect for structural warranty and Building Control compliance, provide design checks and inspections throughout the build process.
Risk Management Surveyors also provide technical guidance and training to manage construction risk for all sites covered by the insurance schemes.
LABC Warranty offers structural warranty services to newly-built and newly-converted properties in England and Wales.
LABC Warranty provides its structural warranty service exclusively to sites which use Local Authority Building Control for the Building Control service.
